Architectural Modifications
All planned communities are developed with a general style and standards that are in place to preserve the integrity of the neighborhood's appeal and appearance. Without architectural standards in place neighbors could make improvements that may detract from the look of the community. All projects including things such as new construction, modifications to existing homes, driveways, landscaping, decks, pools, patios and play equipment require prior approval by the HOA.
STEPS:
- Documents Review the Design Guidelines for your community, located in the "Governing Documents" page and ensure that your planned project meets the requirements.
- What Items Must I Submit?
- Site Plan (lot survey) must be included with your project, this was provided to you at closing. If you do not have this you may contact your mortgage company, builder, or the County Appraisal District.
- Project plan and elements must be included, over detail is the best as it can mitigate questions. Please include all paint samples, design photos etc. in PDF format.

SUBMIT your project as a PDF document to ARC@kithmanagement.com
Once you have submitted your project the architectural department will review it. Please keep in mind that projects can take up to 30 days for a final answer. Please ensure you provide all required information (measurements, survey plans, project plans, samples, etc.) to avoid any delays. If your project is missing items then your 30 day clock will be placed on a brief hold and will start over once those items are submitted.
Smart Webs you will receive an initial email from SmartWebs regarding your project, all updates will be sent through here. This may arrive to your spam/junk folder.
*Vendors MAY NOT SUBMIT on behalf of owners, any information regarding projects will be submitted to the owner.
There is a $35.00 Processing Fee that will be applied to your property account. You can pay this through the Banking system as a one-time payment. https://www.kithmanagement.com/payment
Our review team will only discuss the details of the submission with the property owners. All contractors and vendors must contact the property owner with questions regarding any submissions.
Important Information to Remember:

- All projects are reviewed using SmartWebs, when your project is uploaded you will receive an email from SmartWebs to inform you of the recent activity. Please be sure you have reviewed your junk mail if you feel that you did not receive the email.
- Our review team will only discuss the details of the submission with the property owners. All contractors and vendors must contact the property owner with questions regarding any submissions.
- ALL submissions MUST be submitted in PDF format
- The KiTH Management Services Architectural Department is paperless and all submittals should be submitted in PDF format. We will NOT accept any submissions with links to a website, all photos and renderings should be included in PDF form.
- Please ensure that your email is correct upon submitting, you will receive an email from Smart Webs once your project is under review.
- Projects can take up to 30-days to review, please note that if your project is missing items an email will be sent via SmartWebs and your 30-day clock will be paused and will be reset once the missing item is turned in.
